Most water heater manufacturers print an expected service life somewhere in the 8 to 12 year range on their literature, and that number gets repeated everywhere, on the box, in reviews, in general home-maintenance advice, without much context about what it actually assumes. It assumes moderate water hardness, regular use, and at least occasional maintenance. None of those assumptions hold reliably for a lot of Front Range households, and hard water specifically is doing more damage inside your tank than most people realize.
That gap between the quoted number and the real-world result is why we see plenty of eight-year-old tanks that are clearly failing and, less often, twelve-year-old tanks that are still running fine. The difference usually isn't luck. It's sediment, and how much of it has been allowed to build up over the years.
None of this means a water heater in Lone Tree is doomed to fail early. It means the maintenance schedule that makes sense in a soft-water region isn't the one that makes sense here, and most of what determines whether your tank hits year six or year fourteen comes down to a handful of decisions that are easy to overlook until the tank is already struggling.
What's actually happening inside the tank
Hard water carries dissolved calcium and magnesium, and every time that water is heated, some of those minerals precipitate out and settle at the bottom of the tank as sediment. On a gas water heater, that sediment layer sits directly between the burner and the water it's supposed to be heating, acting as insulation. The burner has to run longer to reach the same temperature, which is harder on the burner assembly and the tank itself over time. On an electric unit, sediment can bury the lower heating element entirely, causing it to overheat and fail well before it should. Either way, the mechanism is the same: minerals accumulate, heating gets less efficient, and components wear out faster than the manufacturer's testing conditions predicted.
What actually causes the sound
A rumbling, popping, or knocking sound during the heating cycle is sediment, almost always. Water trapped underneath and within the sediment layer boils and pushes bubbles up through it, which is what produces the noise. It's a reliable enough sign that if you've heard it, sediment has already accumulated to a meaningful degree, not just a light dusting. On a gas unit specifically, that same sediment layer forces the burner to run longer to reach the same setpoint temperature, since it has to heat through an insulating layer before the heat actually reaches the water above it. That longer burn time is harder on the burner assembly, the flue, and the tank's lower welds over years of repeated cycles, which is the actual mechanical chain between hard water and a tank failing years earlier than the box promised.
The one maintenance step almost nobody does
Manufacturers universally recommend an annual tank flush, draining the tank fully to clear accumulated sediment before it hardens into a compacted layer. In practice, the large majority of residential tanks are never flushed at all until something goes wrong.
That last point matters more than it sounds like it should. A drain valve that's sat unused for years can be seized with mineral deposits, and forcing it can shear the valve off entirely, turning a routine maintenance task into an emergency tank drain. If your tank has never been flushed and it's more than a few years old, it's worth having the first flush done professionally rather than finding out the hard way.

More than one at the same time, especially on a tank that's never been flushed, usually means the repair-versus-replace conversation is worth having sooner rather than later. The base of the tank is worth checking specifically, since a slow weep from a corroding shell often shows up there first, as a faint rust stain or a damp ring on the floor, well before it turns into an obvious puddle.
